Boutique coworking provider Canopy is turning a former Army barracks in the Presidio into a 40,000-square-foot workspace for individual workers and small companies, with a cafe, gym, private offices, and conference rooms.

Bay Area workers will soon have another unique option for office space, this time inside a historic former Army barracks near Presidio Tunnel Tops, as the Chronicle reports. The Presidio Trust has signed a lease with Canopy for the full three-story building at 102 Montgomery Street, which has been vacant for decades.

The 40,000-square-foot brick building was constructed in 1896 to house military troops and had been unused since the 1970s. The Presidio Trust reportedly spent 18 months rehabilitating the structure, which is the last brick building on the Presidio’s Main Post to be restored and put back into use.

“Our clients will benefit from an inspiring work environment that combines access to nature, amazing Bridge and Bay views, and the distinctive character of a historic building,” Bahram Mohebi, cofounder and CEO of the company, said in a statement.

Designer Yves Béhar and his firm Fuseproject are overseeing the interior buildout of the space, which is being designed for individual members as well as small groups and companies.

“CANOPY Presidio will represent our most idyllic location and design,” said Behar in a press release. “We are custom designing every element of the interior and furniture to mirror the historical beauty of the building and surrounding landscape.” 

The planned amenities include four office suites with built-in conference rooms, additional shared conference rooms, private offices, two boardrooms, kitchens on each floor, and a first-floor cafe. Members will also have access to a small gym and treatment room.

“We’re very pleased to welcome CANOPY to the Presidio,” said Daryl Ansel, interim director of commercial asset management, Presidio Trust. “Creating places where people can work, connect, and engage with the park strengthens the Presidio’s vitality and supports a dynamic tenant community.”

The Presidio location is expected to open in spring 2027. Canopy currently operates locations in San Francisco’s Financial District, Jackson Square, and Pacific Heights, as well as a 6.4-acre live-work-play destination in downtown Menlo Park. The company reportedly serves clients in industries including venture capital, design, law, professional services, tech, and nonprofits and foundations.

The company’s existing communal memberships start at $445 per month, while private offices start at $2,000 per month.

Revenue from commercial and residential leases helps fund the operation and preservation of the Presidio, which is a National Historic Landmark District. The park currently has about 4,000 workers across more than 350 businesses, with residential and commercial properties about 97% occupied.
