San Diego-based J Street Hospitality is looking to build a 185-room, 25-story hotel on a small parcel at 36 Tehama Street, with a design by Handel Architects.
The plans were submitted by Handel to Planning this week, and as the San Francisco Business Times reports, this SF hotel does not yet have a brand attached. Developer J Street is already connected to two other Union Square hotel projects — the already completed Axiom Hotel at 28 Cyril Magnin Street (a revamp of the former Powell Hotel), and a 77-room AC by Marriott hotel at 425 Mason.

As Socketsite notes from the plans, this is going to be a hotel of "micro guestrooms" that will clock in at just 180 square feet each. (Be sure to pack light!)
The hotel would be in the heart of the Transbay District / East Cut (yes, they're still trying to make East Cut happen), near Salesforce Tower, 181 Fremont, and the upcoming Oceanwide Center at First and Mission, which will be home to a 170-room Waldorf Astoria hotel. That's now slated to be open in 2023, according to sources speaking to the Business Times.
This slender "micro guestroom" hotel, meanwhile, wouldn't break ground for another three years, and that's only if the entitlement process goes smoothly.
