You thought that $5 million South Park pad last week was expensive? Allow me to show you a condo of similar size that is currently commanding the highest per-square-foot price in the city. That would be unit 1601 at the Royal Towers (1750 Taylor Street at Green), which just hit the market for $10.5 million. As Socketsite tells us, at $3,165 per square foot, that makes it the most expensively priced condo in town, per foot anyway.

What does $10.5 mil buy you on Russian Hill these days? Well, a commanding, 180-degree-plus view of Alcatraz and the Bay, two balconies, two bedrooms (plus a den), a wine closet, gray stone floors, floor-to-ceiling windows, and a newly reconfigured floor plan that opens the kitchen to the dining and living areas. There is also a dog run, a yoga/pilates room, fitness center, and 24-hour doorman, all of which can be yours for a mere $3600 per month in HOA fees.

You know what else $10.5 mil gets you in Russian Hill? One parking space. One.

This pad does come with all the furniture you see, as well as "state of the art electronics." But not the art.
